Around 50,000 Americans are officially living in Tijuana according to U.S. Embassy statistics, and that number is continually growing. With a Sentri Fast Pass card Americans can cross the border in minutes without the hassle of time-consuming customs inspections. One U.S. commuter who travels by bike says he makes his journey from his house in Tijuana to his work in San Ysidro in under 30 minutes.

 

Plus, Tijuana has benefited (like many Mexican cities close to the U.S. border) by what sociologists called the "Americanization Effect." It's close proximity to the U.S. means a large majority of locals speak moderate to good English; all the big chains that can be found in any U.S. city can also be found in Tijuana; and the acceptance of U.S. culture isn't such an antagonistic concept as it might be the more south you travel in Mexico.

 

Geographically speaking, Tijuana boasts stunning moutain ranges to the east of the city while to the west the Pacific coast and its deep blue ocean are an attractive getaway from the intensity of an urban center.

 

Recent changes in local government laws mean that non-Tijuana citizens can now buy property there while at the same time a slew of cross border loan companies have sprouted up offering mortgages to Americans who want to invest in Mexico. On the back of this the Tijuana real estate industry has seen a massive growth in recent years.

 

That means there are more choices available for buyers of all econmomic demoninations and more choices in the types of property on the market. There are Tijuana condominiums, townhouses, homes and apartments in the heart of the city as well as in coastal and desert areas.

 

Owning a real estate lot located at the northern part of Tijuana can be very advantageous because of its close proximity with such a large, affluent and constant source of tourists such as San Diego, California.

 

Because of the close economic ties between Tijuana and San Diego, transportation, importation, and exportation of services and products between the two places are relatively easier as compared to other international borders.

 

There have even been a large number of foreign companies that have decided to buy real estate properties in Tijuana and built their assembly lines there. Toyota, Sony, Kodak, Pioneer, Samsung and Panasonic are just some of these large, multinational companies that have benefited from owning Tijuana real estate properties.

 

When it comes to luxury real estate homes, Tijuana is undoubtedly one of the best places to build or find one. Located in Tijuana, Baja California is the expansive and opulent golfing residences of Real Del Mar, the glamorous beach front homes located in Playas de Tijuana, the opulent condo-hotel called the Playa Blanca Residences and even the famous Trump Ocean Resort Baja of the famous real estate tycoon, Donald Trump.
